Did you ever wonder what happened to that appraisal order you sent? The order was called, faxed or e-mailed to the appraiser days ago and you still haven’t heard if he even got the order.

Did you ever have to call an appraiser only to find out he hasn’t called the borrower after three days or more? Most lenders and AMCs want the appraiser to call the borrower within a reasonable length of time.

It’s been three days since the property inspection, Where is the appraisal? Messages to the appraiser go unanswered, while the borrower is asking when he can get his money.

Frustrations like these can come from working with an independent contractors since they are not under your control. The repeated attempts to have the appraiser return a call or e-mail sometimes lands on death ears.

The answer is quite simple – Daily Status Updates. Most lenders will understand a delay if they can see an attempt is being made to correct the problem. If the appraiser’s workload is full and will lead to a delay in inspecting the property, the leader should be informed so adjustments can be made. If the subject property turns out to be more complicated than previously noted, extra time might be warranted to derive at an accurate valuation. The key stems to communication. When the appraiser is communicating with the lender or AMC on a daily basis, the stress levels go down tremendously for all paties involved.
